Buyer Client Services

As your TRUSTED ADVISOR I Will:

  • Provide counseling and information to identify your needs and goals.
  • Complete a comprehensive market search to identify properties accommodating to your needs and price range.
  • Be available to you on a priority basis to conduct research, show properties and address concerns.
  • Communicate with you frequently on the status of your transaction, beginning to END.

 

As your SKILLED NEGOTIATOR I will:
  • Prepare a Competitive Market Analysis for you prior to you making an offer.
  • Obtain and review with you the sellers written property history and disclosure, addressing any concerns.
  • Prepare a written Offer on the property of your choice specific to your needs and price range.
  • Negotiate on your behalf and recommend specific strategies to achieve the best possible pricing and contract terms for you.
  • Assist you in monitoring the status and keeping up with deadlines regarding your contract.
As your EXPERT FACILITATOR I will:
  • Offer to arrange a pre-qualifying or pre-approval meeting with a lender to determine the price range and payments you feel comfortable with.
  • Provide a list of building and pest inspectors for home inspection purposes.
  • Accompany you on a property inspection prior to closing.
  • Attend closing with you and keep contact with you after the closing to assure satisfactory completion all the way through the END.
You will have the opportunity to evaluate my services through a Customer Satisfaction Survey, which will be held private and anonymous at your choosing.

 
Seller Client Services

As your TRUSTED ADVISOR I will:

  • Ensure that you understand agency representation options.
  • Research and create a Competitive Market Analysis to assist in determining price strategy for your property.
  • Provide a written Seller Net Out (expenses and proceeds from the sale).
  • Provide all necessary forms to ensure that the required disclosure are completed and understood.
  • Recommend enhancements (if any) to maximize marketability.
As your SKILLED NEGOTIATOR I will:
  • Promptly present all offers as soon as possible and review all terms and conditions.
  • Provide negotiating strategies to achieve the best possible terms and price for you.
  • Report financial information with you as provided by the buyer, and make effort to have each buyer pre-qualified or pre-approved with a lender.
  • Assist you in monitoring the status and deadlines of contracts.
As your EXPERT FACILITATOR I will:
  • Promote property by advertising in local magazines, direct marketing, networking, Internet, and entering in local Multiple Listing Service.
  • Commit to regular communication on the progress of selling your home, including prospect and market feedback.
  • Offer home purchase assistance including referral services and access to community and property information.
  • Attend the closing and contact you following the closing to ensure satisfactory completion from beginning to END.
You will have the opportunity to evaluate my services through a Customer Satisfaction Survey, which will be held private and anonymous at your choosing.
